A cleaning-refresh includes pantry, cabinets, counter tops, sinks, facets, tubs, showers, toilets, ceiling fans, mirrors, light fixtures, baseboards, and ceramic walls; it also entails vacuuming carpets, wet mopping hard surface floors, and placing new air fresheners on sink tops.
Show-Ready Condition
GDS can ensure that your property becomes/remains in show-ready condition. We can not only achieve and maintain curb appeal, but we will also have the interior of the property in show-ready condition to ensure marketability, in compliance with local code ordinances. Regardless of how long the home has been vacant or how dirty it has become, we can handle it: cleaning, moping, debris removal, home clean-out, initial lawn/yard care etc.
Property Preservation
Property preservation is vital part of keeping properties secured, free from health and safety hazards, and maintained to show-ready standards. GDS can ensure that your properties are preserved and maintained in a manner that meet municipal codes requirements as well as comply with HUD and Bank Real Estate Owned Properties (REO), Home Owner’s Association (HOA), and Condo Owner Association (COA) standards. We also complete HUD Property Inspection Reports (HPIR) for assessing a property’s overall condition.
Property Stabilization
Stabilization is a vital part of keeping properties secured, free of health and safety hazards, and maintained to realtors' show-ready standards. Stabilization is deemed necessary when unexpected situations occur and before winter weather arrives. Work, including preliminary measures to protect and stabilize the property, generally focuses upon ongoing maintenance and repair of materials and features rather than extensive replacement and new construction. The existing condition will be evaluated to determine the appropriate level of intervention needed; properties will be protected, stabilized, until additional work may be undertaken. Securement
GDS can secure vacant properties. Our services provide solutions that protect vacant properties against unauthorized access and property decay. Securing and preserving properties helps retain value as well as provide customers peace of mind by knowing their vacant properties are safe and secure. A few feature actions include: access points are locked, outbuildings without manual entry doors are padlocked, garage roll-up doors have padlocks applied on the tracks, crawlspaces and cellar accesses are covered and padlocked as well. When appropriate, we board up windows and doors to prevent unauthorized access by squatters, looters, and/or vandals. This also helps protect the structure from the elements. GDS follows specified boarding specifications.
Winterization
If you plan to leave your home vacant for winter, it’s important to make sure the house is readied. Likewise, if you plan to close up rental or investment properties for the winter; don’t leave them unprotected against the harsh elements to come. GDS preserves/stabilizes your property to prevent damages and save on heating costs. We will shut down the water supply, drain the system, blow out the water lines, perform a pressure test of the system, as well as and add non-toxic anti-freeze to the system and all necessary appliances. We also address existing irrigation systems, radiant/steam heating systems/fire suppression systems etc. This service comes with a completed winterization information/checklist, photo documentation and winterization labels/stickers on all toilets, tubs/showers, dishwasher, toilets etc.
Identify and Remedy Health & Safety Concerns

* Install missing/damaged handrails. [Interior handrails are needed for 2 or more steps, exterior handrails are needed for 3 or more steps.]
